Description

Job Title:Maintenance Mechanic

Department: Facility Operations and Maintenance

Job Summary:

Overall, in charge of the operation, maintenance and repairs of all installed building equipment covered under the scope of contract including supervision of all assigned Building Engineers at every site. Assists Project Manager in soliciting cost proposals for various projects including performance of quality inspections following project completions done by subcontractors. Conducts random weekly Preventive Maintenance spot checks.

Duties/Responsibilities:

  • Maintain, repair, calibrate, install, and operate Heating, Ventilation, and Air Conditioning (HVAC) equipment and related systems to include HVAC controls
  • Maintain and test electrical and power systems. Perform maintenance and repair on secondary electrical systems and components
  • Perform maintenance and repairs on plumbing and water distribution systems
  • Assist with planning, estimating and repairs on various work projects assigned
  • Perform routine building inspections, maintenance, and repairs
  • Perform customer service functions for various project sites
  • Perform quality control inspections and generate required forms and reports
  • Perform troubleshooting and diagnostics on various types of HVAC and electrical equipment
  • Maintain, disassemble, repair, overhaul, assemble, install, and clean pumps, motors, controls, valves, burners, compressors, filters, dampers, pipes, belts, ductwork, boilers, and hot water heaters
  • Operate, repair, and calibrate installed HVAC mechanical, electrical and electronic equipment including associated control components
  • Manage and perform recurring and preventive maintenance program work
  • Perform facility assessments and generate reports

Required Skills/Abilities:

  • Must be able to read, understand, speak, and write English fluently
  • Must be well versed in the development of plans, procedures, and instructions
  • Strong computer skills with excellent knowledge of MS Office software are highly preferred
  • Have the ability generate bids, perform, labor reporting, job completion and planning of new projects
  • Must be able to work capably with all tools, equipment and test devices used in the industry
  • Must possess ability to reason and troubleshoot complex HVAC system problems
  • Knowledge of quality control methods and processes is a required

Education and Experience:

  • Must have a high school diploma or equivalency.
  • Must have trade school or technical degree associated with Building Plant
  • Prior military background in Plant Engineering preferred
  • Satisfactory completion of Union-sponsored 4-year Stationary Engineer’s Apprenticeship Program or Electrical & Mechanical Technology courses offered by local colleges coupled with well-rounded experience in Building Operations & Maintenance will satisfy this requirement.
  • Seven years of related work experience in maintenance and repair of HVAC mechanical, electrical systems, and associated controls
  • Experience with pneumatic and Direct Digital Control system is highly desired
  • Experience with Quality Control procedures and processes a must for this position
  • Experience in structural repairs, carpentry, floor cover installation, painting and door locksmith services is highly desired
  • Good background in various facets of Project Management is preferred

Physical Requirements:

  • May be tasked to work beyond normal duty hours, holidays, weekends and/or standby
  • Ability to lift a minimum of 75 pounds
  • Ability to climb ladders and move around equipment is necessary for the successful troubleshooting of plant equipment.
  • Must be able to work on building roof
  • Must be physically capable of traveling between buildings for routine work rotations and to other project sites as directed on a regular basis
  • Must have the ability to maintain assigned work hours
  • Must have sufficient endurance to perform tasks over a long period of time

Special Qualifications/Requirements:

  • Must be able to successfully pass as required a federal, state, or local government's background investigation
  • CFC Universal certification to work with refrigerants is required for this position
